The most important thing to remember when making a bargain purchase is that it is not a bargain unless it is offered to you at less than 20% of the market value. Anything other than that is not a bargain purchase. The other tip is for increasing the value of a piece of real estate. Finally, when you use double digit cap rate to invest in property you need to be pretty savvy and understand what this means. Basically, the meaning is that when you make a real estate purchase the capitalization rate is at least 10% and more is better. To determine the capitalization rate you subtract the rent from the operating expense before any debt service. This is the net operating income which should then be divided by the purchase price. Finding a real estate investment like this is not common, but if you do you need to jump on it!
